A standard LGS/CFS project moves through six controlled steps — from foundation to finishes. Each phase has a measurable deliverable, a dedicated crew and documented verification, so architects, developers and owners can plan cash flow with precision.

What is industrialized steel construction?

Industrialized steel construction is a system where BIM design, engineering, CNC fabrication, logistics and erection work as a single integrated operation. LGS/CFS (Light Gauge Steel / Cold-Formed Steel) structural profiles are fabricated to millimetric tolerance at the group's CNC plant (NewCon Steel®) at Centro Industrial PEB, Las Mañanitas, under the EMMA regime and assembled on site at rates of up to 380 m² per day per crew. The result: buildings delivered 70–90% faster than traditional concrete construction, with near-zero waste, complying with NSR-10 (Colombia), REP-2021 (Panama) and AISI S100-16.

How long does it take to build a steel warehouse in Panama or the Caribbean?

A typical industrial-building reference published by the group is approximately four months from the fabrication order, subject to the defined scope and site readiness. A complete project schedule must separately include engineering, permits, foundations, fabrication, shipping, erection, services and finishes. Confirm the destination and milestones in a project quotation. Larger institutional projects have different schedules: the Ministry of Defense case study reports eight months.

Is steel framing hurricane-resistant and code-compliant in the Caribbean?

Steel framing can be engineered for the wind and seismic requirements of a Caribbean site. The design must consider the applicable code, local design wind speed, exposure, building use, foundations, anchors, connections and envelope. NewCon Steel® is the manufacturer of LGS/CFS profiles, panels and kits and cold-formed bolted structural steel (AISI S100); it does not build buildings. Hot-rolled steel structures (AISC 360) are designed by PEB Corp engineering. Same engineering standard, same quality program; they differ in operational role and audience.

How does steel perform in earthquakes and hurricanes?

Excellently. Zn-Al-Mg 275 g/m² steel has a very high strength-to-weight ratio, seismic behavior superior to traditional concrete and proven wind performance up to 250 km/h (Saffir-Simpson Category 4). Every project is designed to the applicable local code — NSR-10, REP-2021, IBC — and audited by a certified structural engineer.

The quoted wind speed is a design reference, not a universal building rating. Site-specific calculations, exposure, anchorage, connections and envelope requirements must be verified for each project.

What about the facade and finishes — is the steel structure visible?

Not necessarily. The system accepts any envelope — EIFS, metal panels, brick masonry, ventilated facades, glass curtain walls. The steel structure can stay hidden or be expressed visually, depending on the architectural intent. Every project includes full coordination with the architect of record.

What's the minimum and maximum project size you handle?

The published portfolio ranges from residential projects around 400 m² to large institutional buildings. Feasibility and the appropriate delivery model depend on location, use, system, design and quantities. NewCon Steel publishes plant capacity of 20,000 m² per month; actual production slots and delivery dates are confirmed for each order.

Do you build schools and educational buildings in the Caribbean?

Yes — schools and educational campuses in LGS steel framing are one of our specialties. 3–4 month deliveries allow a school year to open on time. References: Saint Peter's Academy, Colegio Santa Luisa, Gimnasio Fontana and Universidad del Rosario (11,500 m² in 100 days). BIM design, optimized thermal and acoustic performance for classrooms, and compliance with NSR-10 seismic and ASCE 7 hurricane loads.

Does steel framing work for multifamily and real estate investors?

Yes. LGS/CFS steel framing supports multifamily residential up to 5–6 stories pure, and higher with hybrid LGS + bolted steel (NewCon Steel®). For US and Caribbean developers the benefit is double: accelerated cash flow — revenue up to 12 months sooner — and fixed lump-sum pricing that makes pre-sales more credible. Can architects and GCs subcontract only the steel structure or BIM design?

Yes. We work under three models: (1) full turnkey via SmartBrix Construction, (2) steel structure supply (LGS or cold-formed bolted) fabricated by NewCon Steel® with erection by SmartBrix Construction, and (3) BIM + structural engineering only, for architecture firms and GCs that want to subcontract the specialty.
